Protect the System That Protects Your Home
Your roof shields everything beneath it. A close inspection of the roof and attic reveals damage, wear and leak risks early, before a small repair becomes a costly replacement.
- Photos of every significant finding
- Shingles, flashing and penetrations
- Gutters, downspouts and drainage
- Attic decking, ventilation and moisture
- Estimated remaining service life
A roof inspection evaluates the condition of a home’s roof covering, flashing, gutters, ventilation and attic. Also, Lee’s Home Inspections documents visible damage, wear and leaks with photos, and estimates how much life the roof has left, for homes in Louisville and nine surrounding Kentucky counties.
What a Roof Inspection Covers
- Roof covering: shingle condition, granule loss, curling, cracking, missing or lifted shingles.
- Flashing and penetrations: chimneys, vents, skylights, valleys and wall intersections, the most common leak points.
- Gutters and drainage: gutters, downspouts and whether water is directed away from the foundation.
- Soffits, fascia and trim: signs of rot, pest entry and water damage.
- Attic: roof decking, visible leaks and staining, ventilation and insulation.
- Remaining life: an estimate of the roof’s remaining service life based on visible condition.
Why Roofs Matter in Kentucky
Kentucky roofs face a demanding mix of weather: summer thunderstorms with high winds, occasional hail, heavy spring rain and repeated freeze-thaw cycles in winter. In addition, over time these conditions loosen shingles, crack sealants, damage flashing and overload gutters. Poor attic ventilation, which is common in older homes, can also shorten a roof’s life by trapping heat and moisture. A roof inspection is also a smart step before you renew your homeowners insurance.
Because a roof replacement is one of the largest expenses a homeowner faces, understanding its condition before you buy, sell or renew insurance is well worth the time.
When to Get a Roof Inspection
- Before buying a home, as part of your buyer’s home inspection
- Before listing your home for sale
- After a major wind, hail or ice storm
- When you notice ceiling stains, missing shingles or granules in the gutters
- When your roof is approaching 15 years or older
How Lee Performs a Roof Inspection
Where it is safe and accessible, Lee walks the roof to get a close look at the covering and flashing. Roofs that are too steep, wet, fragile or high to walk safely are evaluated from the edge, a ladder or the ground, and Lee photographs what he can see.
Lee then inspects the attic from the inside, where leaks and ventilation problems are often easiest to spot. Lee clearly notes any limitations in your report.

Roof Inspection FAQ
How long does an asphalt shingle roof last?
Many asphalt shingle roofs last roughly 20 to 30 years, depending on shingle quality, installation, attic ventilation and exposure to storms. Your inspection report notes visible wear so you can plan ahead. Request your inspection online any day of the week.
Do you walk on the roof?
When it is safe and accessible, yes. Steep, wet, fragile or very high roofs are evaluated from the edge, a ladder or the ground, and any limitations are noted in the report. Furthermore, more answers are in our home inspection FAQ.
Is a roof inspection included in a home inspection?
Yes, the roof is part of every full home inspection. A standalone roof inspection is useful when you only need the roof evaluated, such as after a storm or before an insurance renewal.
Can you tell if my roof has storm damage?
Lee documents visible damage such as missing, creased or lifted shingles, damaged flashing and dented gutters. For insurance claims, your insurer may also send its own adjuster.
How often should I have my roof inspected?
Many homeowners have their roof checked every few years, and after any major wind or hail storm.
