Find Hidden Mold and Its Moisture Source
Hidden mold can damage your home and affect indoor air quality. Also, testing tells you whether mold levels are elevated, and a moisture investigation helps pinpoint why. In addition, you can add radon testing to any inspection.
- Indoor and outdoor air sampling
- Surface sampling of suspect growth
- Moisture source investigation
- Plain-English lab results
Mold and air quality testing uses air and surface samples, analyzed by an independent laboratory, to determine whether elevated mold is present in a home. Lee’s Home Inspections combines sampling with a moisture investigation to help homeowners and buyers in Louisville and nine surrounding Kentucky counties find the source of the problem, not just the symptom.
Why Mold Testing Matters
Mold needs only moisture and something to grow on, and many building materials qualify. Hidden growth behind walls, under floors, in attics and crawlspaces can go unnoticed for months while it damages materials and affects indoor air quality. Plus, some people are sensitive to mold and may experience allergy-like symptoms. Testing gives you facts instead of guesswork. Mold testing is especially helpful after a roof leak, plumbing failure or flooded basement.
Moisture Is the Real Problem
In the Louisville region, humid summers, heavy spring rains and homes with basements and crawlspaces create plenty of opportunities for moisture problems. Common sources include:
- Basement or crawlspace water intrusion and high humidity
- Roof, flashing and plumbing leaks
- Poor attic ventilation and bathroom exhaust fans that vent into the attic
- Condensation on HVAC ductwork and equipment
- Gutters and grading that direct water toward the foundation
Mold will return if the moisture source is not corrected, so identifying the cause is just as important as identifying the mold.
How Mold Testing Works
- Visual and moisture inspection: Lee looks for visible growth, staining, odors and elevated moisture using a moisture meter.
- Indoor air samples: air is drawn through a sampling cassette in areas of concern to capture airborne spores.
- Outdoor baseline sample: an outdoor sample provides a comparison for normal spore levels.
- Surface samples: when suspect growth is visible, a surface sample identifies what it is.
- Laboratory analysis: samples are analyzed by an independent laboratory.
Understanding Your Mold Testing Results
There are no federal limits for indoor mold. Instead, the lab interprets results by comparing indoor spore counts with the outdoor baseline and by noting types of mold associated with water damage. Your report explains the results in plain English and recommends next steps, which may include correcting a moisture source or consulting a qualified remediation contractor.

Mold Testing FAQ
When should I test for mold?
Consider testing if you notice a persistent musty odor, visible growth, past water damage or leaks, or unexplained allergy-like symptoms indoors, or if you are buying a home with signs of moisture problems.
Is there a safe level of mold?
There are no federal standards for acceptable indoor mold levels. Furthermore, results are interpreted by comparing indoor samples with an outdoor baseline and by looking for types of mold that indicate a moisture problem. Meet Lee Wiard, owner and lead inspector.
Who analyzes the samples?
Samples are sent to an independent laboratory for analysis. Lee then helps you understand the results in plain English. Request your inspection online any day of the week.
Will testing tell me how to remove mold?
Testing identifies whether elevated mold is present and where moisture problems exist. Removal is handled by a qualified mold remediation contractor, and the moisture source must be corrected so the mold does not return. Selling? Also, start with a pre-listing inspection. Selling? In addition, start with a pre-listing inspection.
Can mold testing be added to a home inspection?
Yes. Mold and air quality sampling can be performed during the same visit as your home inspection.
