Why do I need a home inspection?
A home inspection is an objective, visual evaluation of a home’s condition. It helps you understand safety concerns, needed repairs and upcoming maintenance before you commit, and gives you solid information for negotiating with the seller. How far in advance should I book?
Book as soon as your offer is accepted. Purchase contracts usually allow only a limited number of days for inspections, and because Lee answers calls and texts 7 days a week from 7am to 10pm, we can usually fit your inspection within your deadline. Request your inspection online or call.
How much does an inspection cost?

Do I need to be present for the inspection?
It is not required, but it is encouraged. Plus, joining Lee toward the end of the inspection lets you see important findings in person and ask questions on the spot.

Home Inspection Questions About Inspection Day
How long does the inspection take?
Most single-family homes take about 2 to 4 hours. In addition, larger or older homes, crawlspaces and add-on services can add time.
What do you inspect?
Following the Kentucky Standards of Practice, Lee evaluates the roof, exterior, foundation and structure, basement or crawlspace, attic and insulation, electrical, plumbing, water heater, heating and cooling, interior rooms, windows and doors, the garage and built-in appliances. Do you move furniture or open walls?
No. Plus, a home inspection is visual and non-invasive. Lee does not move personal belongings, cut into walls or dismantle equipment. Furthermore, any areas that could not be accessed are noted in your report. Building new? Ask about new construction inspections.
Can a home fail an inspection?
